Initial Call

Prior to our initial phone call, you will receive a Seller's Questionnaire.  That way, when we speak over the phone for a quick (30min) phone call we will be efficient with your time, and focus on making sure we understand your real estate needs are the best fit.

Meet at the Property

It is only by walking through the property that we can learn the features, details and history of the home, as well as offer the best recommendations. Some items we like to discuss with our sellers include:

  • Your timeline

  • Your desired outcome

  • The current market and your competition, and answer your questions.

  • Based on your goals, create a plan of action

Phase Two

Prepping Your Home For Sale

Throughout the listing process, we are here to answer your questions, promote your project, and direct the transaction. We will also supervise your home preparation by working directly with vendors on cost-effective improvements, and ensuring the work is done beautifully, within budget, and on time. 

Inspections & Reports

In this market, we like to provide complete disclosure packets in order to ensure strong offers with the least amount of contingencies, which is why WE recommend, and will oversee, the following inspections:

  • Home Inspection

  • Pest Inspection

  • Roof Inspection (if applicable)

  • Chimney (if applicable)

  • Foundation Inspection (if applicable)

  • HOA Documents (if applicable)

  • Preliminary Title Report

  • NHD Report

Phase Three


Our marketing team works with a professional video production company and photographer to showcase your home in print marketing and online. Our team will also create and launch a custom website of your home featuring a photo gallery, video tour, floor-plan, property information and disclosures.  As a courtesy to our clients, the ECHHHO Group bears these and ALL other marketing costs.

Phase Four

Introducing Your Home to Market

Your home deserves a proper introduction to the market, which is why we host an initial Twilight Tour with gourmet treats and champagne. We additionally host Open Houses every weekend until your home is sold. At the open houses, our agents are prepped so they can engage with prospective buyers and agents by highlighting the property features, and intelligently answering questions.  Brokers Tour is held every Tuesday, where our agents can talk to other local agents strategically, gather feedback and discuss potential offers on the property.

Our Open Houses include:

  • Initial Twilight Tour with gourmet food and champagne

  • Open Houses on Saturdays and Sundays until home is sold

  • Brokers Tour until home is sold

  • Private Showings


We make sure the  the home is accessible for all real estate agents so they may show their clients.  We monitor the activity and follow up with each agent for the feedback and interest level. In addition, we will show buyers who have contacted us directly through online marketing and are not working with an agent.  We let them into the property and gauge their interest level, present the opportunity, and will assist with writing an offer.

Our team will work with you through the negotiations to make sure you achieve the highest possible price and strongest offer.

Escrow & Closing

We have a Transaction Coordinator on staff who will guide you and keep you appraised off all the steps during the escrow process.  Once the sale of your home is official and recorded with the county, we will notify you immediately of the exciting news and the proceeds will be wired directly to your bank accounts.  We will also coordinate all keys being provided to the  new buyers.
